David Phillips has a strong international presence, supporting the world’s leading property developers and agents on new homes sales. Daniel Jackson, Director of David Phillips Asia, discusses our furnishing and specialist services for international clients.
Who are your clients and what locations do you cover?
Our international business is typically a combination of overseas private landlords hoping to maximise their yield by offering a furnished property and owner-occupiers looking to furnish a holiday home or student digs for their children studying in the UK. The bulk of our international clients come from China (Beijing, Shanghai and Shenzhen), Hong Kong, Dubai, Abu Dhabi, Jakarta and Singapore.
What are the advantages of using David Phillips?
We offer a 360 degree solution covering Landlord Packs, Incentive Packs, Interior Design, Home Staging, Bespoke furniture, Rental furniture, Appliances, AV and Media, Window Dressings and Next Day Replenishment. We handle absolutely everything so the property is fully furnished once the agent comes to collect the keys. We have an in-house Mandarin and Cantonese speaker and use a network of translators who are able to communicate with clients from all over the world and translate marketing literature for them.
We also offer clients choice rather than an off-the-shelf pack. They can have 100% interaction with what we’re proposing; we’ll give them a recommendation but they are free to make changes on individual items and pick anything they want from our online catalogue. Because our core range is kept relatively neutral, clients can pair any items and it’s all going to go together regardless of what they choose. This also makes it easier to replace worn or damaged items as they come to the end of their lifecycle.
How has the team expanded and what does this mean for developer clients in the UK and overseas buyers looking to furnish their property?
We have expanded the team to five account managers. My role is to win new business and maintain relationships with the agents and other intermediaries and the rest of the team manage the accounts, ensuring the back of office operation works seamlessly for everyone involved. Having a larger team ensures that each member of the team remains the point of contact for the client throughout the process – serving as their personal relationship manager. With many overseas buyers purchasing off-plan, the process usually begins six months prior to completion, so it’s important to maintain that continuity with the client.
What were the team’s big success stories in 2018?
We were awarded the contract to support Renaker Build in supplying furniture Incentive Packs for all 1,508 apartments at their Deansgate Square development in Manchester. This cluster of four residential skyscrapers includes the fifth tallest building in the UK and the tallest that’s residential. Renaker are by far the largest residential developer in Manchester and we are delighted to be working with them.
We are also supporting Ballymore on Embassy Gardens in Nine Elms and London City Island and Wardian London in Canary Wharf. As their preferred supplier of both Landlord and Incentive Packs, we attend absolutely everything with them, the launch, overseas sales events and completion events – and have exclusivity to speak to their buyers about our services. Last summer, we successfully delivered over 250 properties worth of furniture at London City Island in a two-month period without any hiccups – a fantastic achievement for David Phillips.
What can clients look forward to in 2019?
We are launching Milc, our high-end interior design studio in Islington, internationally. Milc is pitched at properties worth in excess of £1m and offers a much more bespoke interior design solution, which is more design-led with products manufactured in the UK. Milc also looks after our more discerning owner-occupier clients, who are looking to create their dream home.
In 2019, we plan to attend more international shows to promote our services to the agents and landlords out there – and we also plan to host more of our own events. This will include a Milc launch party in Asia, which will be a collaborative event with some of the more prominent agents out there such as JLL, Savills, CBRE and Colliers. Our business is largely referral based, so it’s important for us to talk to agents about what we do – and get them excited – so they recommend us to their clients.
